Tips on creating a listing that stands out!

Great listings are essential in increasing your visibility and making it more likely for guests to reach out to you. Here are eight tips to help you make your listing awesome.

1. Take quality photos of your rental. This may be the most important tip of all to attract people to your listing. Renters searching for homes tend to be drawn to listings with eye catching photos. This one feature could bring 10 times as many visitors to your listing. If you have a stunning main photo, we may even add you to the “Featured Listing” slideshow on the home page.

2. Include a thorough description of your property and neighborhood. This is a great place to mention what makes your listing so special. Talk about the neighborhood, specifics, things you think potential guests should know and anything else you think is relevant to your space.

3. Complete your personal profile with all of your contact details, personal website and a photo.
4. Ask for reviews and references! Reviews are crucial for letting people know that your house is what you say it is. It gives them piece of mind that they will not be disappointed.

5. Set a competitive price to increase bookings. To get an idea of market prices you can search for comparable properties on your island/Area. If you are new to renting, you may want to undercut the market rate to attract travelers who are comparing your property to those with existing reviews. We suggest pricing your first booking at about 25% less than your ideal price. Once you’ve got a review or two, you can start incrementally increasing your price.
6. Include a link to your availability calendar. Renters like to have instant information instead of having to wait to hear back from you about availability. If you don’t have an availability calendar, we can add one to your listing for you that you can update anytime on your own. You can sign up for a free Availability Calendar here. Once you have signed up, email us and we will instruct you on what you need to do to add it to your listing. Keeping your calendar up to date is a critical part of being a top rental, so get in the habit of updating it.

8. Be sure to share your listing in as many places as you can. The more it is seen, the more interest your listing will get. Facebook, Twitter and Google+ are great places to start.  There are convenient links on your listing page to share your listing.                           Screen Shot 2011 08 19 at 1.04.19 AM List Your Property
